Cashmore Drive is a boutique four-stage residential golf course development featuring generous lot sizes, connection to gas and nbn TM network. Positioned within 13th Beach Estate featuring two championship 18-hole golf courses, and modern clubhouse facilities, set within a picturesque environment.

An active outdoor lifestyle is available at your doorstep whether practising on the driving range, cycling, taking a jog, or strolling along Thirteenth Beach featuring 7kms of surf, sand, and spectacular coastline.

Unrivaled Amenities

Build your dream home within minutes of unrivalled amenities including restaurants, boutique shops, schools, cafes and beaches

Out of the hustle and bustle but close enough to enjoy the convenience of all Barwon Heads has to offer, the village features an eclectic mix of specialty shops and renowned eateries.

Local supermarkets include Barwon Heads IGA, a 10-minute drive to Armstrong Creek's Woolworths, and a wide selection in Geelong just twenty minutes from Cashmore Drive.

Cashmore Drive is nbn™ network-ready ensuring high-speed internet connection for studying or working from home. Barwon Heads has both pre and primary schools and there are a host of secondary schools and universities situated around Geelong. There is a designated 13th Beach Links bus stop on Route 80 travelling to and from Geelong and Barwon Heads regularly.

The Barwon Heads Sailing Association is a great family activity over the Summer school holidays, and the River beach is perfect for small children to paddle. Around the bluff, stretch some of Victoria's favourite surf beaches, including Thirteenth Beach where surfing schools operate all year round. Thirteenth Beach Surf Life Saving Club patrols the beach, runs little nippers and intra-club competitions.

The area is very popular with recreational cyclists who ride the scenic bike path atop sand dunes towards the Surf Coast. Aptly known as 'the golf village by the sea' Barwon Heads boasts three of the top 50 public access golf courses in Australia.

The Bellarine Peninsula produces some of Australia's best wines including local wineries such as Scotchman's Hill, Leura Park Estate, Terindah Estate, Mt Duneed Estate, Bellarine Estate, and Jack Rabbit Vineyard to name a few.

There are various controls within the Owners Corporation Rules that are in place to maintain the presentation of the estate for residents and their guests and to benefit and protect the investment for all owners.

One of these controls is the restriction on the visibility of caravans under section 18.5:

"….not permit any caravan, campervan, boat, trailer, mobile home or any other vehicle or structure identified by the Owners Corporation from time to time on to the Common Property or any Lot unless it is housed in a garage or is not visible from any part of the Common Property or another Lot;"

OC1 appreciates that, due to the statements of the developers and application of the Rules, a number of residents would benefit if access to a storage facility could be arranged.

Consequently, the OC1 Committee has negotiated discounted caravan storage rates for members of the 13th Beach community with a caravan storage provider located at 20 Breamlea Rd, Connewarre.

The rates are:

6 Months $250 (normally $300)

12 Months $450 (normally $500)

The site can be accessed 7 days a week from 7:30am to 5:30pm. Emergency access during other times is by appointment.

Members interested in the service are advised to contact Tony Law directly on 0418524451 and arrange an inspection of the facility to ensure it satisfies their needs and meets their insurer’s requirements.

Superb Golfing Facilities

"

Thirteenth Beach is unique in its two courses - the already famous Beach Course in the dunes has a strong and wonderful links character, whilst the Creek course has a feel of the very best of Melbourne's sandbelt through its gently rolling terrain and broadly separated fairways. There is a big choice to make here – which course will I play?

The whole development at Thirteenth Beach is nothing short of outstanding...

THE BEACH COURSE

The Beach Course designed by Tony Cashmore is a natural links-style course featuring beautifully manicured fairways, greens and bunkers, and a strategic design that offers a wonderful test of any golfer's ability. The course is dry all year round, cutting through the abundant sand dunes and winding around Murtnagurt Lagoon with 3km ocean frontage.

THE CREEK COURSE

The Creek Course designed by Sir Nick Faldo in conjunction with Tony Cashmore abounds with gentle contours, large, multi-levelled greens, and a routing that meanders its way through scattered pine trees and across open parkland.
